Hot Spring and Summer at 440 Ninth   In early September, The Real Deal reported on the lease signed by E.S. Originals at 440 Ninth Avenue, which was signed shortly before the property was put on the market. In the months prior to that lease, three other leases were signed at 440 Ninth: LeadDog Marketing Group took 24,949 SF on the 17th and 18th floors, StyleCaster took 23,430 SF on the 11th floor, and EmblemHealth took 24,402 SF on the 9th floor. The leases of LeadDog and StyleCaster were both around $40 PSF with ten-year terms, while EmblemHealth signed a short two-year lease with rent in the mid-$40s PSF. UBS Leases Space at AXA Equitable Center
UBS signed a lease for about 120,000 SF at 787 Seventh Avenue, as the WSJ reported with CompStak data. The starting rent will be in the low-$60s PSF for floors 3 to 6 in the annex building, and high-$60s PSF for floors 14 and 15. The concourse of the annex building (east building) is connected to 1285 Avenue of the Americas, where UBS expanded last year to 860,000 SF.

EarthJustice to Occupy (48) Wall Street   EarthJustice, a nonprofit public interest law firm, signed a lease for the entire 19th floor of 48 Wall Street. The 9,243 SF space will cost EarthJustice starting rent in the low-$30s for a ten-year term. Asking rent for the floor was $35 PSF according to 42Floors. The rent is in line with other leases in the building, such as the lease for the 28th floor by Carl Fischer Music.
