Two New Leases at 17 State Street

Relocating from One Battery Park Plaza, Nelson Levine de Luca & Hamilton recently signed a lease at 17 State Street for the 29th and 30th floors. The law firm will pay rent starting in the mid $50s PSF for the 29,386 SQFT space, which will escalate to the low $60s PSF during the ten-year term. Just a few floors below, Dean & Deluca signed a five-year lease for a 8,511 SQFT space on the 22nd floor. The upscale grocery chain will pay rent in the low $50s PSF, with no escalations. Office Space Back on the Market at 157 Columbus

After the departure of its sole tenant (Disney) at 157 Columbus Avenue, the Brodsky Organization renovated the building. CrossFit NYC recently signed one of the first new leases in the freshly-renovated building, taking an 11,116 SQFT space on the lower level. Asking rents at 157 Columbus are set at $48 PSF according to 42floors, but the fitness company will be paying rent in the mid $30 PSF for the lower level.

Relocation and Expansion for GLG

Gerson Lehrman Group will relocate from 850 Third Avenue to One Grand Central Place. The knowledge brokerage is currently paying rent in the mid-$40s PSF for its 36,385 SF space at 850 Third Ave. At 65,000 SQFT, the firm's new space at 60 East 42nd will be almost twice that size, covering the entire third floor and part of the fourth. GLG will pay rent in the high $40s PSF for the new space. Allianz Real Estate of America, which recently signed a lease in the same building, is paying rent in the high $50s PSF for the 37th floor.
