Today's property spotlight focuses on a fantastic high-end sublet, the 10th floor at 25 West 39th Street. Before, I delve into the details of the space, let me tell you a little about the building.

25 West 39th was built in 1907 as the Engineering Societies Building. The building was commissioned by Andrew Carnegie who donated $1.5 million to build it. The Limestone and brick building held club rooms for three major engineering disciplines, mechanical, electrical and mining. It also held a 1,000 seat auditorium and a double height library on the 12th & 13th floors.

The building has since been meticulously restored, and is now home to Polo Ralph Lauren and Seven Jeans, among other tenants. It's in a location that can't be beat, steps to Bryant Park, and a short walk to Grand Central, Penn Station, and Times Square.

Thor Equities (of Coney Island fame), now owns the building, and it serves as the company's headquarters. A few years ago, Thor built out the 10th and 11th floors for its own use. When it became clear that Thor no longer needed both floors, they put the floors on the market, and about a year ago, Apparition Films (a wholly owned subsidiary of the Pohlad Companies) leased the 10th floor from Thor Equities.

The 10th floor was designed by the top architectural firm - Gensler, and features the highest end furniture systems from Steelcase. It also includes fantastic architectural details dating back to the building's construction, like terra-cotta barrel vaulted ceilings, large beautiful windows, and very cool columns.
