Microsoft Continues to Call SoMa Home

The computer software giant decided to remain at its 19,000 SQFT 475 Brannan Street home after a previous 3-year lease.  The building, recently purchased by Clarion Partners from Prudential for $147 Million according to The Registry, includes tenants such as Steelcase, Dolby Laboratories Inc., and California Pacific Medical Center.  Starting rent for Microsoft took a leap from $32.00 PSF/YR in 2010 to $60.00 PSF/YR in 2013 for the 3-year lease.

Equal Access International Signs New Lease in Civic Center

EAI, a nonprofit that creates communications strategies that address the most critical issues affecting people in the developing world, will be moving from its 271 Austin Street office to a 2,500 SQFT space at 1212 Market Street.  The organization will pay Yully Company $35.00 PSF/YR for 4 years with 2 months of free rent and TI's of $15.00 PSF.

Cooper Software Signs New Sublease at 85 2 Street

The firm that focuses on bringing transformative designs and ideas to the marketplace recently subleased just south of 15,000 SQFT from American National Red Cross.  According to our friends at 42Floors, the building was formerly owned by Pacific Bell, includes other major tenants, Red Cross and Sierra Club, and offers a server room on the 7th floor.  Cooper will pay $39.00 PSF/YR with $1.00 PYR escalations for 3 years and 9 months plus 4 months of free rent.
