Full-floor lease in Hudson Square!

Waggener Edstrom Inks Lease at 110 Leroy Street

Public relations firm Waggener Edstrom has signed a seven-year, 9,416-square-foot lease for the entire ninth floor at 110 Leroy StreetThe Commercial Observer has learned.

“Opportunities to get a full floor in that area to call your own are few and far between,” said Chris Mongeluzo, of Newmark Grubb Knight Frank, who represented the owner.

The tenant will pay rent in the mid-$50s per square foot for at the Hudson Square property, according to data from CompStak.

The company’s client roster includes Microsoft,UnicefPfizerSkype and Chevron. The Seattle-based firm will relocate its New York office from 750 Third Avenue.

Following the Waggener Edstrom deal, 110 Leroy Street is now 100 percent leased. Located between Greenwich and Hudson Streets, the building has recently undergone lobby and façade renovations and has submitted plans for a roof deck.

The tenant was represented by William Fressle and Robert Gastel of Cushman & Wakefield in the transaction. Newmark Grubb Knight Frank is the exclusive leasing agent at 110 Leroy Street and represented ownership through Mr. Mongeluzo, Corey Borg and Aileen Shea.

The tenant did not return requests seeking comment.
